2 steps to initiate project construction management

Construction Management

It is composed of several processes and procedures, one of the critical and the first process is the initiating process.It is generally the conceptualization of the project based in your business and the projected project that will benefit your business and other concerns,I have seen many failed construction projects due to disregarding the initiating process of construction management, because it might be the project manager and project owner are not well informed and aware of the initial stage of the project. Any construction project must be properly initiated to avoid failure construction project.

Initiating in construction management

This is the first process in managing construction projects. It is composed of processes aimed to authorize the project, identify specific phases, determine stakeholders, assign project manager and formally start the construction work.

The two easy steps on how to initiate construction projects are developing project charter and identifying stakeholders.

1. Developing project charter

Project charter recognizes and authorizes the construction. It formally appoints or assigns a project manager to a specific construction project and defines his level of authority. It is being created in the construction management phase. The components of project charter are project name, description, purpose, justification, date prepared, project manager, resources, stakeholders, deliverable, constraints, assumption and approval.

A lot of failed construction site does not contained project charter, project manager is not in full authority in terms of financial or cost control, limited in the authority of selecting the manpower to be used and not in authority to decide and dictate the project owner what are the best options, this condition should be resolved in the first place, when project charter is properly created, the full authority of project manager in clear to all major stakeholder.

In a construction, some sponsors or customers initially hire architectural designers who will allow them to see the overall outcome of the construction before getting a project manager. On the other hand, there are sponsors or customers who look for project managers just to manage the actual construction, this is risky. The project manager should be involved in the initial stage of the construction, particularly during the design stage. When the project charter has been issued, the project manager will now get the team.The team are composed of but not limited to designers, consultants,builders,contractors.

2. Identifying stakeholders

This second step in initiating construction project can be used from the start until hand over, during the initial stage of construction, you must be aware and be noted all the persons, agencies involved and affected even they are directly or indirectly participated or involved in the construction, failure to note some agencies regarding the construction will lead to failure. If your construction site have some requirements on cutting of tress because of its obstruction on the vicinity, you should get a permit first in some government agency prior to cutting of trees otherwise your construction site can be suspended when you neglected or disregarded some rules in protecting trees of a certain country, to capture the required information regarding stakeholder you must have stakeholder registry.

Stakeholder Registry provides information on the interest of the stakeholder. This document is ideally used to identify the stakeholder who can supply all the data regarding the requirements. Generally, this document is created during initiating process in construction management and this registry is composed of name, role, position, contact details, requirements, expectation, influence, category, power and interest. During the progress of the construction project, always check and update when necessary and see to it that the power and influence is conforming for what you’ve assumed. The stakeholder registry can be used through out your project and plays an important part in construction management process.
